Bluestone Projects

Case study

Buying a home that does not exist yet.

Bluestone has built boutique apartment developments across Sydney's Upper North Shore, the Hills District and Parramatta since 1997, with its own builders, designers and project managers under one roof. LaCurva and Allira North on Lords Avenue, Asquith set the local benchmark, and Karinya continues it with nine apartments. Buyers commit to these homes off the plan, which means what they are really assessing is the builder.

What we did

Proof, in the order a buyer asks for it.

Track record first, then the completed buildings, then the people already living in one. Everything the cautious buyer checks before committing six figures to something that only exists on paper.

01

Objective

An off the plan purchase is a decision made on trust. There is no apartment to walk through, so the buyer is really assessing the builder: how long they have been doing this, how the last few buildings turned out, and whether anyone who bought one regrets it. The site had to answer those three questions in that order, because that is the sequence a prudent buyer follows when the product does not exist yet.

02

Approach

A single page, built to be read top to bottom in one sitting. Nearly thirty years of delivery since 1997 establishes the track record, then the completed developments carry the detail buyers actually weigh up: the curved facade and 27 residences at LaCurva, the one, two and three bedroom layouts at Allira North, EV charging, solar and rainwater harvesting, ILVE appliances and Parisi tapware. Owner testimonials close it out, named and tied to real addresses on Lords Avenue.

03

Outcome

The site is something the sales side can send. A prospective purchaser who wants to check the builder before committing has one link covering the history, the finished work and the owners who would buy again, so the next conversation picks up after the due diligence rather than during it. The structure maps to the order a cautious buyer thinks, which means less email back and forth explaining why Bluestone can be trusted with a deposit.

Would someone commit before they can see what they are buying?

Off the plan sales, custom builds and anything ordered before it exists all ask for the same leap of faith. The site has to close that gap with evidence rather than adjectives. We will look at yours and tell you exactly where a cautious buyer stops believing you.
